While malls in the U.S. are generally on the decline, hospital systems are bursting at the seams. Some have even started moving into mall properties for the additional space and parking in order to serve growing patient populations.

Across the country, 32 enclosed malls house health care services in at least part of their footprint. Although this trend was already starting pre-COVID, the pandemic spurred an increase in medical additions to mixed-use mall properties. Examples include the Capital Hill Mall in Helena, Montana, which will house a primary care and specialty clinic for the Benefis Health System, and the Landmark Mall site in Alexandria, Virginia, where the Inova Health System is planning a full-service hospital and trauma center.

There are many benefits to this move for medical systems, retail properties, and the surrounding communities. For example, this change can bring needed health services to diverse neighborhoods, and the medical practices can complement struggling retail businesses. For patients, malls offer more parking and tend to be easy to navigate. For physicians, a benefit is that their offices can be located near patient care services instead of spread out across medical campuses.
